Every condo association carries a master insurance policy, but not every master policy protects the same things. Three common terms describe how far an association’s coverage reaches into your unit. Knowing which one applies to your building tells you exactly what your own condo policy needs to pick up.
The Three Terms, Defined
The association covers the building’s structure and common areas. Nearly everything inside your unit, including drywall, flooring, cabinets, and fixtures, falls to you.
The association covers the structure plus the interior as it was originally built. Anything you or a previous owner upgraded beyond that original finish is your responsibility.
The association covers the structure, original interior, and often later improvements. Your personal policy focuses mainly on belongings and liability.
What Always Stays With You
No matter which type your association uses, a few protections nearly always come from your own condo policy:
- Your furniture, electronics, clothing, and other personal belongings
- Personal liability if someone is hurt inside your unit
- Additional living expenses if a covered loss forces you out temporarily
- Loss assessment coverage for your share of certain association costs
How to Find Out Which One You Have
- Request a copy of the association’s master policy declarations
- Read the insurance section of your condo declarations and bylaws
- Ask the property manager how the building defines a “unit”
- Share what you find with your agent so your coverage can be matched to it
